Above five million euros, real estate stops behaving like real estate. It starts behaving like art. Like architecture. Like time. The right address holds value the way a painting does — not because it earns, but because it endures.

Every property on the platform meets a defined standard: architecture that means something. A location that does not need explaining. Provenance that is verified, documented, and clean. The price is the floor; the work begins above it.

How we work.

Most listings move privately. The few that surface on the public catalog surface there briefly. Our work is by introduction — to family offices, to private buyers, to institutions building generational portfolios.

We represent both sides. Acquisitions for buyers searching for a single, exceptional asset. Dispositions for vendors who require discretion — properties that should not surface on a portal, sold to a buyer already known to us. The terms are clear. The conversation is short. The shortlist is precise.

Who stands behind the work.

Royal Estates is led by Cristina Campian, with twenty years operating inside the European ultra-prime segment — Marbella, Madrid, Paris, Lisbon, Monaco. The firm has acted on behalf of family offices, founders, and private principals for the past eight years, advising approximately €2.1 billion in completed acquisitions across the period. The work is the same; the standard has only sharpened.

Compliance is a feature.

Every mandate is screened to AML5 standards. Source-of-funds is documented before structuring. Cross-border transactions are reconciled with the buyer's home-jurisdiction counsel and bank. For crypto-funded acquisitions, conversion and reporting are handled by named legal partners under regulated escrow. At our tier, compliance is not friction — it is the precondition for serious work.

The depth comes from the standing relationships we keep — tax counsel in London and Geneva, notarial practices in Paris and Madrid, AML and crypto-OTC counsel in Lisbon, family-office structuring partners across the EU. Names are introduced confidentially, as each mandate requires.

Wealth migration.

Where an acquisition supports investment migration — Portugal, Greece, Italy, Malta, and elsewhere where qualifying — we coordinate with leading wealth migration counsel. We do not provide tax or immigration advice ourselves; we work alongside the counsel a family already retains, or introduce one when needed.

Crypto-funded transactions.

Assets bought or sold in cryptocurrency. OTC settlement structured with our legal partners — full AML documentation, bank-mediated escrow, source-of-funds and conversion reporting handled end to end. For digital-asset principals who want their real-estate position handled without conversion friction, and for vendors who recognise that the next generation of buyers in this segment increasingly holds wealth in non-fiat form.
